You have found the right office: the location works, the rent works, the layout works. Your team likes it. There is just one problem: the building has no parking available. But a lack of parking within the building does not necessarily mean you should reject an otherwise suitable office.

Why is office parking such an issue in Malta?

Malta and Gozo had an estimated population of 588,254 at the end of 2025. At the same time, Malta had 457,403 licensed motor vehicles, approximately 78 licensed vehicles for every 100 residents. And the vehicle population is still increasing. During the final quarter of 2025 alone, Malta added a net 3,265 licensed vehicles, with the vehicle stock increasing at an average net rate of 35 vehicles per day.

The issue becomes particularly visible in the areas where many businesses want to locate. At the end of 2025, Sliema had a population density of 18,186 people per km², while Gżira had 12,746 people per km². These are the two of Malta’s most important commercial and office locations.

Add Malta’s business activity to the equation. In 2025, the Statistical Business Register contained 146,420 registered business units, with 10,208 new registrations during that year. So the challenge is not simply that Malta has many cars. It is that a substantial number of residents, employees, businesses and vehicles are competing for space within a very small island.

For companies searching for an office in Sliema, St Julian’s, Gżira, Msida or Mriehel, parking therefore needs to be considered as part of the total office cost, not as an afterthought.

What should you do if the office you want to rent has no parking?

The first thing is: do not automatically reject the office. Instead, calculate whether the parking problem can be solved separately. A company paying €5,000 or €10,000 per month for the right office space should compare the overall commercial value of that property against the relatively smaller cost of securing several parking spaces nearby. In many cases, finding five private parking spaces within a three- to seven-minute walk can make more financial sense than choosing an inferior office simply because five spaces happen to be located underneath it.

1. Rent private car spaces in neighbouring buildings

In our experience this is often the simplest solution. Car spaces in residential blocks or commercial buildings are regularly offered for long-term rent independently from apartments or offices. You do not necessarily need parking within the same building.

When viewing an office, therefore, widen the parking search to approximately 200–500 metres around the property.

Ask about: private residential garages • hotel parking memberships • spaces belonging to neighbouring businesses • parking subscriptions

Thinking this way can increase the number of viable offices available to your company.

How much does it cost to rent a parking space in Malta in 2026?

There are no official Maltese statistics recording the average rental price of private parking spaces by locality. However, current asking prices provide a useful benchmark for businesses budgeting for office parking.

These should be treated as planning figures rather than fixed market averages. Exact prices depend heavily on the street, garage access, security, whether the space is covered, vehicle size and the length of the rental agreement.

Current Sliema listings, for example, include individual parking options from approximately €100–€200 per month, while Gżira listings include one-car spaces around €80–€100 and larger garages that can reduce the effective cost per vehicle when several spaces are taken together. Ta’ Xbiex business-centre parking has been advertised at 1,200 per car space per year, equivalent to €100 per month. In Mrieħel, parking attached to commercial properties is generally more readily available, with indicative commercial-building rates around 60–€120 per bay per month.

2. Rent an entire garage for your company

If your company needs several parking spaces, looking for individual bays may not be the most economical solution. Search instead for a four-, five-, eight- or ten-car garage. A garage costing €1,600 per month may initially look expensive. But if it accommodates nine employees, the effective cost is only around €177 per vehicle per month. Current examples in Gżira include multi-car garages where the effective cost per space falls considerably when the entire garage is rented by one tenant. This approach can work particularly well for companies with 20–50 employees that only need parking for a proportion of the team.

It also gives the employer more control over allocation rather than requiring individual employees to find separate agreements.

3. Negotiate corporate parking with a private car park

Private commercial car parks should not only be considered for occasional visitors. Some offer monthly, annual, membership or entry-card arrangements that can work well for employees. Businesses should contact the operator directly and ask specifically for: corporate rates, weekday-only parking, monthly passes, annual passes, bulk employee agreements or prepaid entry cards.

Do not simply calculate the daily public rate multiplied by 20 working days. Long-term arrangements can be considerably cheaper. Here are several useful office parking options close to Malta’s main commercial areas.

For a business renting an office around central Sliema without parking, this can effectively turn a “no parking” building into a viable option.

The Point / Tigné Point – Sliema

The Point Shopping Mall car park is particularly useful for businesses around Tigné Point and the northern part of Sliema.

Pendergardens Public Car Park is particularly convenient for companies around St Andrew’s Road, Pendergardens, Paceville and surrounding St Julian’s offices.

The underground car park has more than 300 spaces and CCTV coverage. Published weekday rates currently include €8.50 for eight hours and a maximum charge of €12 for 24 hours. The operator also specifically invites enquiries regarding memberships.

For companies with multiple employees, it is therefore worth asking for a dedicated corporate or membership proposal rather than relying on daily tickets.

Eden Car Park – St George’s Bay / St Julian’s

Eden Car Park provides another large option for companies in St Julian’s and Paceville.

MCP Car Park – Floriana / Valletta

MCP Car Park is one of the most established parking options for companies whose employees work in Valletta or Floriana.

MCP offers short- and longer-term parking schemes. A weekday shuttle service into Valletta has also been advertised for members and users.

For a Valletta-based company, a nearby managed car park can therefore be significantly more practical than trying to secure individual garages inside the capital.

4. Reserve parking for the employees who actually need it

Before rejecting an office because it only has five available spaces, survey the team. Some employees may walk to work. Others live nearby. Some share transport. Some work hybrid schedules. Others may not drive at all. The real requirement might be seven office parking spaces for a team of 30.

Companies can then prioritise reserved parking for employees who travel between client meetings, senior or operational staff who genuinely require a vehicle during the day, employees with mobility requirements and important client or visitor parking.

5. Create a company parking allowance

Another option is to separate office parking from the office lease entirely. Instead of securing every space directly, provide selected employees with a fixed monthly parking allowance. For example, a company could contribute €100–€150 per month towards a private space and allow the employee to arrange parking close to the office. This is particularly useful in Sliema, Gżira and St Julian’s, where individual spaces regularly become available in residential blocks. It also gives employees flexibility if they already know the area better than the employer.

6. Combine an office with parking 300–500 metres away

Distance matters, but perhaps not as much as businesses sometimes assume.

A secure parking space located five minutes from the office is generally more useful than theoretical “parking available nearby” that requires an employee to drive around for 30 minutes every morning and come in already being frustrated.

If a company can secure ten guaranteed private spaces five minutes away, the office effectively has a parking solution even if no garage physically forms part of the building. This is especially relevant when comparing offices in Sliema, Gżira, Ta’ Xbiex and St Julian’s, where rejecting every building without integrated parking can unnecessarily narrow the search.

7. Negotiate parking before signing the office lease

Office parking can be a good negotiating point before signing. Ask the landlord or agent: How many spaces belong to the building?; Are additional spaces owned by other tenants?; Does the landlord own parking in another building nearby?; Are neighbouring residents or commercial landlords renting spaces?; Can additional spaces become available during the lease?; Can the company obtain first refusal on spaces surrendered by another tenant?; Can parking agreements run for the same duration as the office lease?

A landlord who cannot provide parking directly may still have local relationships that solve the problem.

Office parking in Malta needs to be considered as part of total occupancy cost. Imagine two offices:

Office A is in your preferred location and costs €6,000 per month but has no parking.

Office B costs €6,500 per month and includes five parking spaces, but the location or office itself is less suitable.

If five spaces near Office A can be rented for €125 each, the real monthly occupancy cost becomes approximately €6,625.

The difference between the two options is therefore almost negligible. At that point, layout, image, accessibility, amenities, employee preferences and business location may be more important than whether the spaces physically sit underneath the property.

Office parking availability varies drastically by locality in Malta.

Sliema

Sliema remains one of Malta’s top office locations, particularly for financial services, igaming, payments, technology and internationally focused businesses.
